I’ve included this commentary so that if anyone searches for the address and apartment number for the current rental listing, maybe I can save potential guinea pigs, um I mean test subjects, um, I really mean renters (not) the same miserable experience I had.

It’s over!!!
I finally moved out of:
Heritage Park Senior Apartments
1 McGwire Rd, Apt 160, Ladera Ranch
I’m updating my prior reviews and will continue to update as needed.
I actually moved into my new apartment around the last week of May – losing half a month of rent wasn’t much worse than the $30,000 I’d thrown away living at Heritage Park for a year.
The fine folks at Heritage Park actually thought that based on all my complaints and negative reviews that I would be delighted to pay an extra $200 a month (~$2,700 from ~$2,500) for their prime location, luxury apartment of exceptional quality and maintenance levels (that’s called SARCASM – I hated the apartment within a couple days of moving in – read my prior reviews).
So, now they have the apartment listed $2,815 which is somewhat higher than competing apartments nearby.
You can do so much better for this price range…
There may be something in the apartment that causes sinus and throat issues – there was a flood a couple days after I moved in and water entered about 5 feet into the apartment. Then the A/C water pump broke twice and flooded part of the living room (twice). The trim that was replaced and painted where the A/C unit is has been turning yellow/brown and there are a couple dark areas on the carpet near the A/C unit that come back even after cleaning.
I spent most of Friday, 6/6/2025 packing up the rest of my stuff and doing a general clean up of the unit.
When I got home, I noticed sinus problems and a yellowish phlegm when I coughed.
Hmm, that’s like what I’d experienced during my time at the apartment.
I only noticed, because those same symptoms had pretty much disapeared after a few days of living at my new apartment.
After a couple days, the symptoms disapeared, but then I went back on Sunday to take final pictures of the apartment, check my mail one last time and drop off the keys in the overnight slot/bin. When I got home, I noticed the symptoms had returned…
I am not a doctor, nor do I play on on television, but I really think there may be a mold issue after the flooding June and July of 2024.
Now, if you enjoy the sounds of your upstairs neighbor slamming the door, dropping a 100 pound sack of cement in the living room, then stomping off to the bathroom every time he gets home, you might actually really love living here. When he slams the door, the sound and percussive sensation reverberate through the walls and ceiling. I’ve actually heard the dishes rattle in the cupboard.
And, if you enjoy the sound of a thud, then stomping to the bathroom anywhere from 2 to 4 times a night, then your search is over.
YOU WILL ABSOLUTELY LOVE THE APARTMENT!!!
Heck, you might even consider paying double the rent (more sarcasm). Like the slamming of the door, the thud reverberates through the ceiling and walls, along with the subsequent stomping to the bathroom.
There’s nothing more enjoyable than being startled from sleep 2 to 4 times a night.
The same neighbor sits at an open window and yaps on the phone all day long. You will be able to enjoy full conversations because the neighbor puts his callers on speaker. I guess he thinks everyone in the courtyard apartments love the sound of his voice.
Seriously, check Zillow.com and Apartments.com, select the price range you want. There are many listings in the surrounding area and cities.
You can do far better for the price!
You really can’t do much worse from what I’ve found, heard and seen at Heritage Park over the last year.
Also, check for other reviews of this complex and check the Better Business Bureau for this complex and their management company – Western National Property Management, you’ll be glad you did (I sure wish I had)!
I wasted $30,000 over the last year in rent – I hope you don’t have that same experience.
